  • A major retrofit in Manchester's commercial hub

    About the project

Nestled adjacent to Rochdale Canal Lake and the Rochdale Canal Tow Path, this project involved the retrofitting of Eversheds House at 70 Great Bridgewater Street, Manchester. Built in 200, the building was stripped back to its concrete frame and has now been refurbished and reclad.

With the addition two storeys at the top, the redevelopment now offers eight floors and 955m2 of CAT A office space in total, putting the project in a good position to attain a BREEAM Outstanding score. In addition, the project has completely replaced the existing facades and executed an internal refurbishment.

This project achieved BREEAM Outstanding by retrofitting the current building

Today, the development provides office space, a reception and lobby, lounge areas, cycle storage, changing rooms, showers and a wellness studio, amongst other facilities. Each office floor will have access to external space by virtue of hung terraces projecting beyond the facade offering views over Rochdale Canal and Manchester city centre.

IN2 worked closely with Stothers M&E, Gilbert Ash, OMI Architects and Marketaylor to complete a full Mechanical and Electrical Design, decide on the plant replacement strategy, conduct a designer’s risk assessment report, and draw up peak load reports to achieve a BCO Grade A Office. This BREEAM Outstanding, NABERS five-star building will further strengthen IN2’s presence in Manchester and breathe new life into its commercial quarter.

The building will be turned into “one of the most innovative and modern places to work in Manchester” - Raymond Gilroy, Director of Construction at Gilbert-Ash
