About the project
IN2 was appointed under the €250m Public Private Partnership (PPP) programme between the HSE and Equitisk to deliver new Community Nursing Units (CNUs) across Ireland. As part of the Sisk Equitisk consortium, IN2 provided Mechanical & Electrical (M&E) consultancy and sustainability design services for multiple CNUs, including the Ardee CNU in Co. Louth. The Ardee CNU is a purpose-built, 50-bed facility designed to accommodate long-stay, dementia, and short-stay residents. The development also includes therapy spaces, full production kitchens, and a day center, creating a modern, uplifting environment for older adults. Key features include ensuite bedrooms, sunrooms, landscaped gardens, and communal breakout areas, all aimed at enhancing comfort and well-being.
Our design approach focused on whole-life performance, energy efficiency, and user-centric solutions. Electrical and ICT systems were developed to ensure safety, resilience, and sustainability, supported by BIM modelling for seamless coordination. A comprehensive energy assessment informed the integration of Air Source Heat Pumps for hot water, supplemented by gas boilers, achieving NZEB compliance and an A2 BER rating. Dynamic Simulation Modelling optimised thermal comfort and daylight performance, with passive design principles applied wherever possible. This project exemplifies IN2’s commitment to delivering innovative, sustainable healthcare facilities that meet the highest standards of quality and efficiency.
