Making our mark on a giant development on the Isle of Dogs
About the project
Located on the Isle of Dogs, Wood Wharf is a huge residential development bringing together business, retail, and culture that is akin to a whole new borough of London. Undergoing development in many different phases, there is 5.5 million sq ft of mixed development use and a total of 3,600 new homes, making it an attractive community hub within easy distance of central London.
IN2 were appointed by Darling Associates to provide full MEP design for 11 Brannan Street, a 7-storey residential building with 72 apartments at the heart of the Wood Wharf development. This building provides affordable rental homes as part of a wider mixed-use neighbourhood expansion. IN2 were appointed to carry out full M&E design from RIVA stage 4 to RIVA stage 5. This required a very high level of construction detail - one of the first of such projects for IN2 - with design outlines of all apartments, the ground floor, commercial floor and community centre being adopted by the contractor. Full M7E services on spaces such as the commercial floor also opens up the building to new partnerships with rentable spaces made available to retail businesses in the future.
A key part of IN2’s MEP services included connecting the building’s heating system to a large local energy centre that provides heating for the majority of Canary Wharf buildings. This decision to opt for district heating offers the new development significant environmental and economic advantages by improving energy efficiency, increasing safety, and reducing major maintenance work, thereby future proofing the development and ensuring it meets sustainability targets. IN2 also provide expert consultation on mechanical heat recovery units, opting for cool boxes to combat against overheating in the summer. It was also decided to utilise heat interface units from the energy centre for a low carbon impact. The addition of PV panels to the roof also fortifies the Wood Wharf development and pushes it further towards fulfilling net zero targets.
