    About the project

The transformative refurbishment of this prime City office building has earned it a coveted BREEAM Excellent accreditation and boasts new amenities that are set to make it a desirable business destination. The addition of a stunning large roof terrace, pavilion space and 36,000 sq ft of best-in-class, sustainably refurbished workspaces is set to revitalise this building’s presence on Wilson Street, as well as mark it as a front-runner in sustainability and decarbonisation targets.

IN2 Engineering was initially appointed to carry out an investigation into the current condition of the existing M&E services and provide recommendations on the feasibility of refurbishment works to enhance the building. This covers a thorough assessment of mechanical services, such as heating and cooling, ventilation, water services, and soil and waste installation. Electrical services include assessing the lighting system, low voltage power distribution, vertical transportation, generator, and security systems.

IN2 completed a high-level, non-intrusive, visual survey of the existing Mechanical and Electrical installations. The surveys consisted of a walkthrough of the building, including general service distribution per floor, relevant plant areas and risers, where accessible. This survey then informed IN2’s proposed services strategy of the refurbished development, including central fresh air with heat recovery, zonally controlled heating and cooling, smoke ventilation, and electrical services.

7-21 Wilson Street is destined to set the bar for high levels of comfort in combination with decarbonisation and BREEAM Excellent standards.
