  • A deep retrofit of a 1930s Art Deco cinema makes way for a very unique and stylish residential development

    About the project

    The Gaumont at 196-222 King’s Road is a major redevelopment project that transformed a 1930s Art Deco cinema into a mixed-use development, promising to make the borough of Chelsea more accessible for homeowners with affordable housing units, and for businesses that are choosing The Gaumont for their Chelsea flagships. 

     

    The project comprises 220,000 sq ft, 47 flats, and seven different use classes. Of this space, 13,000 sq ft will be occupied by contemporary office spaces. Within the mixed-use development, residents will find a Curzon cinema, Waitrose, flagship retail units, high-quality offices, ‘creative quarter’ community shops, and a rooftop bar. The development will also feature a significant public art installation set to be unveiled in early 2025. 

    The development of The Gaumont residential marks a significant shift in IN2’s expertise with engineers joining the project towards the latter end instead of working on design elements. Offering a fantastic opportunity for IN2 to showcase surveying and assessment prowess, as well as the expertise needed to carry out energy modelling, IN2 efficiently coordinated with MacLaren to oversee the whole Standard Assessment Procedure (SAP) which required in-depth analysis of mechanical and electrical elements in all 47 apartments. This included analysing the sustainable engineering elements such as the low carbon water source heat pump, the 150m2 of solar photovoltaic panels, and the values of the windows to determine the building’s energy efficiency. From these findings, the apartments were awarded an impressive Energy Performance Certificate (EPC) B rating. 

     

    This rating the Gaumont can now add to its list of impressive accreditations which includes BREEAM Excellent for all commercial spaces.
