About the project
Just a stone’s throw from Notting Hill, Holland Park and Kensington, White City Living is an ambitious new-build, mixed-use, and residential development that offers over 1,400 homes with world-class facilities attached. Out of the 10 separate buildings, IN2 delivered expertise for 3 of them and a total of 505 apartments (440 private units, and 65 affordable units). The development is set in over 8 acres of lush greenery and marks a unique opportunity for IN2 to contribute to this major reinvigoration of White City.
A brownfield development that offered a fresh canvas to build something brand new in central London, IN2 were appointed from RIBA stage 4 to provide full Mechanical and Public Health design services as a part of the contractor’s design team from Phase 4 for buildings 7, 8, and 9 of the White City Development. IN2 provided highly detailed design of apartment ventilation and air conditioning, as well as coordination with prefabricated bathroom and utility cupboards, ensuring services didn’t compromise the look and feel of the space.
Additionally, IN2 coordinated the rainwater drainage strategy and plumbing infrastructure – both of which connected into previous phases of the project. This demanded efficient coordination and communication with contractor and client teams throughout the project to ensure a smooth transition of all M&E design elements.
Services included evaluating the alternatives of utilising an Air Source Heat Pump (ASHP) and an Air-Cooled Chiller (ACC) instead of the current proposed ASHP and Water-cooled Chiller (WCC) as a Value Engineering (VE) option. Other assessments that were undertaken by IN2 included the Heating Services Design Assessment, Cooling Services Design Assessment, General Ventilation Design Assessment, Domestic Cold Water Design Assessment, Foul Wastewater Design Assessment, and Rainwater Design Assessment.
Such assessments - which were due in part to the development being located on a previously developed site that has been demolished for White City Living - highlighted certain challenges that are inherent to brownfields developments. Specifically, that such developments have existing drainage infrastructures and connections that represent limitations that need to be overcome through good design.
