Clash detection through BIM
The most expensive problems on a construction site are the ones that could have been spotted on a screen months earlier.
We use Building Information Modelling on every project, creating a coordinated 3D model that brings together architectural, structural and MEP elements. Automated clash detection runs across the federated model, identifying conflicts between pipes, ducts, beams and structural elements before procurement. Every issue is tracked through to close-out with a clear, auditable record of decisions made and actions taken.
Resolving spatial conflicts on screen rather than on site saves time, eliminates material waste and gives sub-contractors a clean installation sequence from day one.
System verification through building simulation
A design that looks right on paper needs to be tested against real-world conditions before equipment is ordered.
Our Building Physics team uses advanced simulation to test how airflow, thermal energy and mechanical systems interact under actual occupancy conditions. Digital stress-testing identifies performance risks early, allows design options to be compared on a like-for-like basis, and confirms the specification will deliver what was promised.
Early risk input
The easiest time to manage construction risk is before procurement starts.
We engage with clients and design partners from the earliest project stages to identify buildability issues, long-lead supply chain items and complex installation sequences. Our Planning Services team provides environmental and engineering analysis, including TM59 Overheating Assessments, Daylight and Sunlight Modelling and Wind and Pedestrian Comfort studies, surfacing constraints before they become planning conditions or site problems.
We also produce Compliance assessments: transparent, defensible modelling aligned to current standards, giving planning authorities the technical evidence they need.
Structured handover
A smooth handover is the result of disciplined information management throughout the project.
Our ISO 19650-aligned approach to BIM Management and Delivery means models, data and documentation are structured and handover-ready at every stage. From the Common Data Environment workflow established at project outset to structured asset information and IFC exchange at completion, the information that transfers to the building owner or operator is complete, accurate and immediately useful.
The IN2 difference
At IN2, BIM and simulation are part of how our M&E engineering team works on every project. Our BIM team and Building Physics team sit alongside the engineers who produced the system designs, which means models are accurate, simulations reflect actual design intent, and issues are resolved by the people who understand the engineering.
We work across Ireland and the UK on technically demanding projects: Beaumont Hospital, Shanganagh Castle Estate (Europe’s largest Passive House scheme in 2025), BNY Mellon’s Dublin Data Centre and the ExxonMobil Data Centre in Doha.
