Sustainability accreditation and certification

Investors mandate it. Planners increasingly require it. Occupiers choose buildings on the strength of it. Sustainability certification now directly affects asset value, lettability and access to green finance. Certification processes are complex and documentation-heavy. We make them easy.

Why IN2?

Engineers first, assessors second. We design the building systems, then certify them. Credits are engineered in from the start.

Across every major framework. We hold expertise across all the standards your project may need: BREEAM, LEED, WELL, EU Taxonomy, HPI, LCA and WiredScore. Requirements are coordinated so they do not conflict.

From Stage 2 to final submission. We engage at pre-assessment and stay through to post-construction review, with no handoff gaps between design stage and certification completion.

Integrated with your engineering team. Our sustainability specialists work alongside our Building Physics, Energy and M&E Design teams, so certification strategy reflects how the building will actually perform.

BREEAM

The UK and Ireland's most recognised environmental benchmark

BREEAM evaluates buildings across energy, water, materials, ecology, health and wellbeing. As BREEAM assessors, we manage evidence collection and technical calculations from pre-assessment (Stage 2) through design stage assessment (Stages 3 to 4) to post-construction review (Stages 5 to 6).

Early involvement locks in energy and fabric performance credits before procurement begins, avoiding the costly adjustments that come from late engagement.

We offer three service levels:

Light: the documentation and evidence required to achieve certification

Standard: increased monitoring, including site visits and design team meetings

Premium: senior specialist available throughout, with proactive guidance at each stage

LEED

An internationally recognised certification for projects with global investor or occupier audiences

LEED is the world’s most widely used green building rating system, backed by the USGBC. We manage documentation and modelling across three structured phases:

LEED Discovery

Establish project goals, run design workshops, identify targeted and achievable credits

LEED Design Stage Review

Kick-off workshops, LEED online setup, design stage programme and submissions

LEED Construction Review

Construction stage management, LEED/USGBC QA process, final submission

EU Taxonomy

Demonstrate alignment with the EU sustainable finance framework to access green capital and satisfy ESG reporting requirements

The EU Taxonomy defines environmentally sustainable economic activities across the 27 EU member states, giving investors a framework to direct capital toward projects aligned with a net-zero pathway. We survey all project documentation to confirm alignment across six environmental objectives: climate change mitigation, climate change adaptation, sustainable use of water and marine resources, circular economy, pollution prevention and control, and biodiversity protection.

Taxonomy alignment supports access to green financing, satisfies investor ESG mandates and strengthens long-term asset value.

WELL building standard

Buildings that demonstrably support the health, comfort and productivity of the people inside them.

WELL draws on medical research into the relationship between built environments and occupant health, covering nutrition, fitness, mood, sleep and cognitive performance. We integrate WELL criteria directly into core services design, optimising indoor air quality, thermal comfort, acoustics and lighting so that mandatory on-site verification becomes a confirmation of what has already been achieved.

Health Performance Indicator

A certified measure of how your building design supports occupant health and wellbeing. Particularly relevant for residential projects

Administered by the Irish Green Building Council, HPI evaluates thermal comfort, air quality, lighting and acoustics as indicators of occupant health. We undertake assessments across the full project lifecycle:

Stages 1 to 2: kick-off workshop, pre-assessment report

Stages 3 to 4: HPI updates, design assessment report, IGBC submission and QA management

Stages 5 to 6: on-site inspection, final stage reports, feedback management

Life Cycle Assessment (LCA)

Understand and reduce the whole-life carbon footprint of your building

LCA evaluates environmental impact from material extraction through construction, operation and end of life. We produce full Building Lifecycle Assessment reports following a five-step RIAI-aligned process:

RIAI Stage 1: qualitative advice on embodied carbon of structural solutions

RIAI Stages 2a to 2b: embodied carbon estimate, Base Model established

RIAI Stage 2c: comparative analysis of design options against the Base Model

RIAI Stage 3: final Proposed Model with material selection criteria for tender

RIAI Stage 4: contractor support and final as-built embodied carbon model

WiredScore

Certify that your building’s digital infrastructure meets the expectations of modern occupiers

WiredScore assesses connectivity infrastructure, covering resilience, wireless performance and future-readiness, with ratings from Certified to Platinum. Strong connectivity is a baseline occupier requirement and an increasingly recognised component of asset value. We support certification through assessment, infrastructure gap analysis, connectivity strategy and submission management.
