Buildings that work

When mechanical, electrical, life safety, technology and lighting are designed as a single package, with building physics analysis feeding every decision, the result is a building that performs as intended and keeps performing. We work across new build, deep retrofit and complex specialist environments across Europe.

Why IN2?

Performance and modelling first

We use dynamic simulation, energy analysis and building physics to understand how a building will behave before engineering decisions are locked in. Fewer surprises during construction. Lower running costs over the life of the building.

One integrated team

Mechanical, electrical, life safety, lighting, technology and building physics, all in-house. When the same team covers all disciplines, coordination sharpens design quality and removes a layer of management overhead.

Built to be built

Our technical documentation, drawings and BIM models are precise and well-coordinated, reflecting our ISO 9001 quality management commitment and ongoing professional development through Engineers Ireland.

Designed for people

Every engineering decision is grounded in how the building will actually be used: smart airflow, thermal comfort, lighting that supports wellbeing, security that fits naturally into how people move through a building.

Feasibility studies

Before detailed design begins, you need confidence that your project works: technically, financially and operationally.

We assess servicing options, infrastructure capacity, energy strategies and technical constraints at the earliest project stage, producing clear outputs that inform decisions on cost, programme and performance. Identifying problems at feasibility avoids the redesign cycles that are the most avoidable source of cost overrun in construction.

M&E Design

Mechanical and electrical engineering determines how a building performs for its entire operational life.

We design fully integrated M&E systems focused on energy efficiency, resilience, maintainability and long-term operational performance, tailored to the functional requirements of each project.

Mechanical design covers heating, ventilation and cooling: low-carbon solutions with smart airflow, precise temperature control and efficient water management. Electrical design covers primary power distribution, intelligent lighting networks and the infrastructure needed to support current and future operational demands.

Performance modelling and BIM coordination run through the whole process. Engineering decisions are based on how the building will actually perform, and systems are fully coordinated with architectural and structural elements before they reach site.

Passive design and building physics

The most efficient building is one that does not need to work hard in the first place.

We integrate passive design and building physics analysis from the earliest design stages, examining building orientation, natural ventilation paths, fabric performance and solar gain to maximise the envelope’s thermal capability. The output is reduced mechanical dependency, lower carbon emissions and buildings that meet increasingly demanding regulatory thresholds.

Life safety systems

Fire and life safety engineering demands absolute rigour. Systems need to coordinate cleanly with the rest of the building.

Poorly coordinated life safety systems create operational constraints, maintenance problems and design compromises. We design and coordinate fire and life safety systems that protect occupants, meet all regulatory requirements and integrate cleanly with the wider building services.

Digital infrastructure

The digital infrastructure of a modern building is as critical as its mechanical systems. It needs the same level of design rigour.

We design integrated building technology solutions covering controls, communications and smart building infrastructure. Systems are coordinated with MEP services from the outset, producing a coherent digital architecture that supports efficient, flexible and adaptable buildings across their operational life.

Lighting design

Good lighting shapes how people experience a building. Done well, it also reduces energy consumption significantly.

We develop lighting designs that balance functionality, visual comfort and architectural intent, fully integrated with the building’s energy and sustainability objectives. We work across internal and external environments, producing schemes that meet compliance requirements and support net-zero ambitions.

Security

Effective security protects people and assets. It should also be proportionate and easy to live with.

Over-specified or poorly integrated security systems create friction for users and operational problems over time. We design physical and electronic security solutions proportionate to the building type and risk profile, coordinated with wider building services and aligned with how the building will actually be used.

Witness testing and validation

We provide structured witness testing and commissioning support: independent verification that systems have been correctly installed, tested and commissioned before handover. In complex or high-performance buildings, this is how you protect the investment in good engineering.
